Amenity Spaces in Multifamily Buildings

Multifamily amenity areas are lit once and lived with for a decade by residents who did not choose the fixtures. The specification problem is not brightness; it is durability and control, in spaces with different functions and no staff present.

One building, four different briefs

A resident working at nine in the morning, a resident reading at nine in the evening, and a resident arriving at midnight all share the same lounge. Layered lighting with local controls is the way that one room serves three occupancy patterns.

Residents move furniture

Anything in an amenity space will be dragged, re-positioned and occasionally used as a footrest. Weight, cord routing and joint strength matter more here than in a hotel, because there is no housekeeping team resetting the room.

Control should be obvious

Switches that residents cannot find become switches that stay on, and lamps that stay on are replaced on a schedule rather than on failure. A clearly labelled local switch, or an occupancy sensor that raises a base level after hours, is worth more than another luminaire.

The service contract question

Who replaces a lamp, who cleans the shades, and who resets the dimmer after a power cut. Buildings with a defined answer keep their amenity spaces looking as designed, and buildings without one have half-lit lounges within a year.

Buy for the third year

The economics of amenity lighting are decided by failure rate rather than purchase price. A model with a replaceable switch, an available cord set and a washable shade is cheaper over the life of the building than one that has to be replaced as a unit.
